Road Paving Project – MAJOR UPDATE – 22 July 2026

We have details on this upcoming project!  When we refer to the “roads”, we are talking about Cobbler, Stoneworks, Brickside, Stonewalk and Aumbrey.  Any reference to “driveways” or “drives” means the area from your garages out to the “road”.

Project will begin with the milling down of the existing roads.  Milling will occur on Monday, August 10, Tuesday August 11 and Wednesday August 12.  Crews will mill Cobbler and Stoneworks on 8/10.  Brickside will be on 8/11 and Stonewalk and Aumbrey on 8/12.   Thursday August 13 and Friday August 14 are scheduled off days to allow Rumpke (trash) and Reichle (landscaping) to do their normal work on those days.

Week 2 will be the paving of the roads.  We will follow the same three day schedule – paving of Cobbler and Stoneworks on Monday August 17 with Brickside following on Tuesday August 18 and Stonewalk and Aumbrey on Wednesday August 19.  Off days are planned for Thursday August 20 and Friday August 21.

Week 3, starting Monday August 24, will be the work on the concrete collars around all drainage grates (there are 34 total and we’ve already done 3 of them).  Also being done this week is the driveways – crack fill and seal all of them.  If there are structural issues with any drive that require more work than planned, AJ’s Asphalt will bring them to our attention for decision.  We will have maps available in the clubhouse and via email that tell you when your driveway is scheduled for work.  Please note the alternating nature of the schedule.  This is to permit closer parking to your home when your driveway is done.

Some things to keep in mind:

 

You CAN drive on milled surfaces.  They will be rough, go slowly, look out for exposed manhole covers, watch the bumps at the transition between milled and paved surfaces – and be considerate of the work crews.

For newly PAVED roads, if you can, stay off them for 24 hours – and DO NOT PARK on a newly paved road.  The longer we can avoid these things, the more time we are giving our expensive new pavement a chance to cure.  The more curing, the less chance of tire ruts.

Driveways must also be given 24 hours to dry after sealing.  If you’ve been out on the day your driveway was sealed, please see the alternating work plan and expect to park on your neighbor’s drive.  Keep in mind courtesy and patience will make this go more smoothly and do not block any neighbor’s garage or drive.  Leave enough space for at least one car width to pass.  PLAN AHEAD – if you need to use your vehicle on your driveway day, please move your car out of your garage the night before.  If your driveway is scheduled to be done, please leave your garage open about 12 inches. This will help keep the inevitable sealant splatter off your garage door.  Crews try their best to keep splatter to a minimum but you can help prevent it.

If you have home health assistance, cleaning services or any other regularly scheduled visitors please share this communication with them.  You may want to work with them to reschedule to one of the scheduled “off” days or even after the end of the project if possible.

Delivery drivers may not have access to your home when they want to deliver.  There will be a Board member stationed in the Clubhouse during the project.  Deliveries will be accepted there and you can come pick them up.  If you have a mobility or other physical issue, please let one of us know and we have a couple of volunteers who will deliver on foot. This will be a once a day service and deliveries will not be immediately relayed.  No tipping your delivery volunteer but a sincere “thank you” is always appreciated!  Please note this applies to Amazon, FedEx/UPS, groceries, etc.  So either please come retrieve your ice cream quickly or you’ll have mint chocolate chip soup.

We are notifying the USPS, police and fire services of this work and this schedule. In the hopefully unlikely event that you do need emergency services during this project, please CALL THEM! Work crews will yield to all emergency vehicles and none of this work is more important than saving lives.

As mentioned at the annual meeting, tree trimming is required before the start of this project to allow milling and paving equipment to access the roads. Trees must be trimmed to a height of approximately 12’ vertically up from the curbs.  A tree service will do this work sometime the week of August 3. They have been instructed to try to maintain both the shape and most importantly, the health of the trees.  We all love our neighborhood trees and want to see any impact on them minimized.

There will be a porta-potty located on Brickside at the corner of the walking path for the duration of the project.  This is for the work crews.

All of these dates are WEATHER PERMITTING.  If rain impacts either the milling phase or the paving phase of this project, we simply push the schedule back a day.  (And, by the way, rain in the evening or overnight during the paving phase is actually a good thing as it helps the asphalt cure faster.)  However, the schedule for the drives will be different if we are impacted by weather during this phase.  Drives will stay on the published schedule.  Any group of drives impacted by weather will simply go to the back of the line and will be done at the end of the project.  This could be confusing so we will do our level best to keep everyone informed, almost daily, with the work plan for the following day.

The normal community parking rules will be suspended for the duration of this project. You will not receive a violation or fine for parking in areas that are normally off limits.  But please remember – courtesy and consideration for others will help us all get through this together.

We are putting the finishing touches on the financial part of this project.  We are committing to a business loan with Huntington to be repaid over a 24 month time period.  Project cost per household is still expected to be roughly $1,290 which can be repaid to the HOA either as a lump sum in September or as an added component of your regular monthly assessments.  More details on the financing portion will follow.
